Amarr Weather Seal Replacement: The Thousand Oaks Owner’s Guide

We stock Amarr-compatible bottom weather seal replacements on our trucks and install them same-day across Thousand Oaks for $95 to $160 total, parts and labor. The job takes about 15 minutes when the old retainer is still good, or up to an hour if we’re replacing the retainer too. You’ll usually notice the problem before you see it: a cold draft at your ankles, water staining along the bottom panel, or daylight sneaking under the door when it’s closed.

Call (805) 519-7431

Here’s the thing about Amarr doors: the seal itself is a consumable, not a defect. Thousand Oaks summers bake the rubber until it flattens and cracks, then winter rains push water right through the gaps. We see it every week, from Newbury Park to the Conejo Grade.

Which Amarr Models This Applies To

Amarr uses a T-style or bulb-style bottom seal on their residential lines, including the Lincoln, Stratford, Oak Summit, and Classica series. The retainer channel comes in two common widths: 3-1/4 inches and 4 inches. Before you order anything, measure the retainer width and note whether your seal pushes into a single T-channel or slides onto a round bulb retainer. We carry both patterns on the truck, so you don’t have to guess.

OEM Amarr seals run $35 to $60 for a 16-foot length. Quality aftermarket equivalents from brands like BOWSEN or Action Industries run $20 to $40 and hold up just as well in Thousand Oaks’s dry heat. We’ll install either one, and we’ll tell you straight if the aftermarket option will outlast the OEM version. One compatibility gotcha: some Amarr doors built after 2015 use a slightly narrower T-channel that aftermarket seals fit loosely. We stock the correct profile for those doors because we’ve already made that mistake on someone else’s dime.

Signs Your Amarr Weather Seal Replacement Is Failing

  • Daylight under the door. Close the door from inside and look along the bottom edge. If you see light, the seal has flattened or torn and water will follow that same path.
  • Water staining on the bottom panel. This is the most common call we get after Thousand Oaks gets its first real rain. The seal has compressed enough that runoff wicks under the door and soaks into the panel.
  • Visible cracks or missing chunks in the rubber. UV exposure off the driveway and reflected heat from concrete can bake a seal brittle in four to five years. Once you can snap a piece off with your fingers, it’s done.
  • Rodent droppings or cobwebs along the inside bottom edge. A flattened seal leaves a gap big enough for mice and plenty of bugs. We saw this a lot working in older Rancho Conejo neighborhoods where the doors sit close to landscaping.
  • The door doesn’t sit flush on one side. You can sometimes feel the door rock slightly or hear a hollow sound when it closes. The seal has compressed unevenly, and retainer screws may have loosened.

Replacement Cost & What’s Included

For Thousand Oaks, expect to pay $95 to $160 installed. A simple seal pull-and-replace with the existing retainer in good shape lands at the low end. If the retainer is bent, corroded, or full of packed debris, budget $30 to $50 more for retainer replacement. We quote the exact number before we touch the door, and that number doesn’t change when we’re standing in your driveway.

Every weather seal job includes the new seal, retainer cleanup or replacement, and a five-year warranty on the seal itself. Our 90-Day Done Right Promise covers the workmanship in writing on your invoice. If the seal fails or the fit isn’t right, one call brings Otto back. No runaround.

DIY or Call Us?

Weather seal replacement is one of the few garage door jobs a homeowner can safely do alone. No high-tension springs, no cables, no electricity. If you want to try it, here’s what you need to know: the old seal slides out of the retainer, the new one slides in, and you’ll want to leave the new seal in the sun for thirty minutes so it’s flexible enough to feed through. The place DIY goes wrong is the retainer. If the aluminum channel is bent or the screws are rusted out, prying on it can chew up the bottom panel. That’s when you call someone.
