The homeowner called at 7:40 on a Tuesday morning. Their door had dropped about three feet and stopped. The left torsion spring had snapped clean through. Otto replaced both springs as a matched pair, re-wound the torsion tube, and rebalanced the door so the opener wasn’t doing the lifting. They parked inside that night for the first time in two days.
Steel Door Replacement After Panel Damage in Thousand Oaks
A SUV rolled into the bottom panel while backing out of the driveway on a cul-de-sac near Wildwood Elementary. The panel was creased enough that it pulled the door off its left track on every cycle. We replaced the door with an insulated Clopay model that matched the home’s stucco tone better than the original. The old opener now runs noticeably quieter because the door isn’t fighting the rails.

This one was more than a torn rubber strip. Water had been wicking under the door for two winters, and the bottom section edge had begun to swell and soft-rot. We cut back the damaged wood, treated the area, and fitted a new u-channel rubber seal. No more puddle inside during winter rains off the Santa Monica Mountains.
Track Realignment After a Roller Jumped in the Conejo Valley
A high-traffic door on a family home off Lynn Road started binding, then popped a roller completely. The right vertical track had shifted about half an inch over years of cycling. Otto reset the track with proper spacing, replaced all ten rollers with nylon-bearing units, and lubed the hinges. The door now glides with one finger up to the balance point.
Full Door and Opener Combo for a 1990s Original
The homeowner wanted the garage to stop looking and sounding its age. The original door had three cracked veneer panels, and the opener could no longer be trusted with the homeowner’s only parking spot. Otto measured for a new steel insulated door and paired it with a Genie Wi-Fi opener. The door now matches the house trim, and the homeowner opens it from their phone on the way down the street.
